Garage Door Maintenance Checklist: A Seasonal Guide for Houston Homeowners

Houston’s humidity, heat, and occasional hard freezes are tough on garage door hardware. A little seasonal maintenance goes a long way toward avoiding an expensive breakdown. Here’s a simple checklist you can run through a few times a year.

Look and Listen

Watch the door move through a full open-close cycle. It should move smoothly and quietly, without jerking, shaking, or unusual noise. Anything off is worth a closer look.

Check the Hardware

Inspect rollers, hinges, and tracks for rust or visible wear – common in Houston’s humidity. Tighten any loose bolts on the track brackets, since vibration from regular use gradually works them loose.

Test the Balance

Disconnect the opener (pull the release handle) and lift the door halfway by hand. It should stay in place on its own. If it falls or shoots upward, the springs are out of balance and need professional attention.

Inspect the Weatherstripping

The rubber seal along the bottom of the door keeps out water, humidity, and pests. Houston summers break this down faster than you’d expect – replace it if it’s cracked or brittle.

Lubricate Moving Parts

Use a silicone-based lubricant (not WD-40, which attracts dust) on rollers, hinges, and the track twice a year to keep everything moving smoothly.
